The business has a niche market of DIY home owners/cottagers and local contractors in a cottage area in a lakefront community within 50 miles from a major city. The business services the local community, cottagers and local contractors. The business currently is seasonal and operates between the months of April and November each year. Depending on the weather conditions, the business may open as early as April 15th, and close as late at Nov 15th.
A sale of the company would include assets and property, (land and buildings.) There are two adjacent properties/titles. Two 40x80 ft. metal clad buildings are located in the lumber yard. One has electrical service and an enclosed insulated service area of approximately 500 sq ft, the other building is a cold storage building used to store lumber and supplies. A third enclosed storage facility is a 35x80 fabric covered structure.
A store-front building is approximately 112x40 feet with three units each with separate entrances/exits. Each of the three units has a separate metered electrical and gas service. The property was previously operated as a three unit strip mall (restaurant/bar/retail outlet). This building provides a storefront on the main road/ highway servicing the area.
The inventory is made up of lumber, doors/windows, concrete products, hardware and building products. On inventory are some display structures, sheds, and decks. Operating equipment includes office equipment, Point of Sale System, computers, shelving, promotional equipment, forklifts, trucks, trailers and some rental equipment. One of the store-front units houses a coffee bar. This unit has been rented to a third party but is currently vacant. A third section of the building is being used for storage, but could be rented out. An ideal use of this third unit would be a business that compliments the Lumber/hardware store. The business also rents out equipment such as trailers, trenchers, post hole augers etc. A prospective buyer may not wish to continue with this part of the operation and if so, these assets would not be included in the asset sale.
Currently the business is a member of a buying group. A new owner would not automatically get membership in the buying group, although with a sound business plan it is highly likely that a new owner’s application would be approved. There is an up-front fee to join a buying group and annual fees may include a surcharge on supplies purchased through the buying group.
A lending institution would normally ask for a value appraisal of the property. A purchaser would be responsible for the cost of this service. An appraisal was last conducted on the store front property when it was purchased in 2008 – its value came in at $400,000.
A prospective purchaser would be looking at the following costs to take over the operation:
*Business operation/ assets - $100,000 – 150,000;
*Inventory at discounted cost – varies between $100,000 and $150,000;
*Buildings and property: – estimated 450,000 – $500,000.
THE BUSINESS, INVENTORY, BUILDINGS AND PROPERTY is being offered for sale for $750,000, to 800,000 Canadian dollars, depending on inventory at time of purchase.
Finally, as a reminder, the business operates during the period mid-April to November with a year end on January 31st. A prospective buyer would should take over the operation during the months the operation is shut down. Also, a new owner may wish to operated the business year around which would increase the sales and increase the margins as taxes etc. are paid for the year.
